This document is an electronic record in terms of the Information Technology Act, 2000 and rules thereunder, generated by a computer system and requiring no physical or digital signature.
This document is published in accordance with Rule 3(1) of the Information Technology (Intermediaries Guidelines) Rules, 2011, which require publishing the rules, privacy policy, and Terms of Use for access to https://roomcy.in and the related mobile application (the "Platform").
The Platform is owned and operated by Roomcy, with its registered address at kubba, pathalgadda, chatra, jharkhand, india ("Platform Owner", "we", "us", "our").
By creating an account or continuing to use Roomcy, you ("you", "your", "user") agree to these Terms of Use. These Terms can be updated at any time; continued use after an update means you accept the revised Terms.

About Roomcy

Roomcy is a platform that connects room owners (landlords) with people looking to rent rooms (renters). We provide the technology to list, discover, communicate about, and (optionally) pay for rooms. Roomcy is not a party to any rental agreement and does not guarantee any listing, payment, or tenancy.

Your account

You can sign in with a valid Google account, or verify your phone number using Truecaller's sign-in service.
You are responsible for keeping your account and device secure, and for all activity conducted through your account.
You agree to provide accurate information in your profile and listings.

Listings and bookings

Owners are responsible for the accuracy of their room details, photos, price, and availability. New listings may be reviewed before they go live.
A booking request is only a request; the final agreement, rent, and deposit are decided directly between the owner and the renter.

Payments

Roomcy lets a renter pay rent or deposit directly to the owner's linked bank account using an integrated payment gateway. Roomcy is a technology facilitator for this transfer only — it is not the merchant of record, does not hold or collect funds on its own behalf, and is not a party to the underlying rental transaction.
An owner must link their own bank account before they can receive online rent through the app.
If a payment fails, is duplicated, or has any other transaction-level issue, contact your UPI app support (via the payment receipt) or roomcy.help@gmail.com. Disputes about the rent amount, deposit, or tenancy itself remain directly between owner and renter. We aim to resolve support queries and platform disputes within 3 to 4 working days.
A payment screenshot or rent-ledger entry for any offline/manual payment is only a record between the two parties — it is not proof of a payment made through Roomcy's payment gateway.

In-app chat

Owners and renters can message each other in-app (text and voice messages), without either side's phone number or email ever being shown to the other. A renter's first message to a new owner is always a fixed booking-request message they cannot edit, and they cannot send further messages until the owner replies — either side can block or report the other at any time. Do not use in-app chat to harass, spam, or solicit unrelated business from other users.

Fair use

Use the app only for genuine room renting and listing — do not create fake listings, fake bookings, fake accounts, or spam other users.
Upload only photos and details you have the right to share; keep listing and booking information honest and up to date.
No abusive, discriminatory, or unlawful content is allowed.
The live-camera (CCTV) feature is only for an owner to view their OWN cameras — do not attempt to view or access cameras that are not yours.
Verify details in person before making any payment or agreement. Report suspicious activity via roomcy.help@gmail.com.

The app may show ads served by Google AdMob. See our Privacy Policy for what this involves.

General terms

Neither we nor any third parties provide any warranty as to the accuracy, timeliness, or completeness of information on the Platform. Your use of the Platform is at your own risk and discretion.
The design, layout, and content of the Platform are proprietary to us; you have no claim to any intellectual property rights in it.
Unauthorized use of the Platform may lead to account suspension and/or action under applicable law.
We may remove content or suspend/block accounts that break these Terms or our Fair Use rules, to keep the community safe.
You shall indemnify and hold harmless the Platform Owner from any claim arising out of your breach of these Terms or violation of any law or third-party right.
Neither party shall be liable for failure to perform an obligation if prevented by a force majeure event.
These Terms are governed by the laws of India, and disputes are subject to the exclusive jurisdiction of the courts in Chatra, Jharkhand.
